Certainly some people get burned by that (tech stocks year 2000 for example) but most people would never go back to the old way. In the old days 30 years ago, you would go up an elevator 20 floors and shake hands with someone in a $4000 suit who would charge you 3% or more of your retirement funds per year to manage your portfolio. My only answer to that is I see this as how stock brokerage worked. I understand part of what you are saying is even if some buyers "could" go this al-la-carte (or whatever) way of doing it, doesn't mean they should. If even 1 in 20 buyers fits this profile, that is still a pretty significant number of transactions and could help a good number of people. This is purely for a very opinionated subset of tech-savvy buyers who prefer to take matters in their own hands for at least part of the buying process. I agree 100% and think for the vast majority of buyers, the existing system is very good and I don't see a way to improve it.

I’m of the firm opinion that buyers don’t need someone with a key to unlock a door for a nominal fee. When I’m showing houses, I’m also teaching them about the actual product in general and everything that is unique to each type of house we see.
